Managing Director, Stephen Plourde joins VRA Commercial with a wealth of experience that spans commercial real estate, property management, and syndication.
Stephen began his real estate investment career in an acquisition and development company in Chester County. With his partner, he grew their North Philadelphia student housing portfolio from a $20,000 vacant lot to a portfolio valued at an estimated $4 million.
He has served as Director of Leasing, managing local and national expansion strategies for both tenant and landlord representation assignments along the east coast; gained experience as an investment sales broker in the retail NNN lease sector, specializing in shopping centers and QSR; and was a founding member at Investco LLC, which focuses on multifamily assets using crowdfunding platforms in the Philadelphia region.
Notable achievements over his almost 20-year career include negotiating and closing approximately $1 billion in lease and sale transactions and completing three multi-family syndication funds totaling over $3 million. He currently holds a real estate license in Pennsylvania and is an active member of the International Shopping Center Association (ICSC).

Exclusively listing more than $69M in net lease real estate and closing over $15M in transactions (170,000 SF) while at Sands Investment Group, the result of more than 24,000 cold calls in less than 36 months.
Playing a pivotal role in Brookfield’s multi-year redevelopment of Brookfield Place in downtown New York City, helping to vision and lease 375,000 SF of high-profile retail space.
Launching and completing three multifamily syndication funds, raising over $3M in investor capital.
Serving as General Partner in the acquisition of more than 100 units across 63 assets, generating nearly 8% returns for limited partners in the startup phase.
In addition to his commercial work, Stephen has been a builder and remodeler of residential properties, including multifamily, student housing, and single-family homes. He thrives on the challenges of new construction and redevelopment, managing budgets, timelines, and cross-functional teams while bringing thoughtful design to each project.
